Cottonwood Heights is a popular destination for year-round visitors to the Cottonwood Canyons for skiing, hiking, and recreation. This creates strong demand for short-term rentals for people looking to stay close to Big and Little Cottonwood Canyons during their trip. To help regulate the impacts of short-term rentals, the city has a current ordinance and licensing process to ensure that short-term rental units are safe, compliant, and in approved locations, primarily limited to multi-family residential areas within private condominium or homeowners' associations.

To learn more about the city's current ordinances and short-term rental requirements, please review the resources below. A link is also provided to notify the city if a short-term rental is operating without a license or in an unapproved location.

Short Term Rental (Conditional use application) process

Step 1: Review City code to confirm your property meets all short-term rental (STR) requirements
Step 2: Submit a Short-Term Rental Conditional Use Permit application.

Complete the STR conditional use permit application form and provide all the required documents; send your application to the Planning  Department email <Planning@ch.utah.gov>

Step 3: Pay the required application fee and schedule your Administrative Hearing.

STR Conditional use permit application fee $ 350.00

STR Business license fee $ 170.00

Step 4: The City will issue a public hearing notice and publish the staff report and meeting agenda.

Step 5: Attend the Administrative Hearing at City Hall.

The hearing meeting is scheduled for the first Wednesday of each month at noon and will be held at the City Hall building. Applicants are required to attend promptly.

All applications, including the application fee, must be submitted and completed at least one month before the scheduled hearing meeting.

Step 6: Complete all requirements to obtain a business license, including passing any required inspections.
Please coordinate with a Business Development Specialist to obtain the business license and complete the STR inspection.
